Comps

Most of the camps in this area are priced lower and range from $229-$279 due to obstructed view of the lakes or not walk-in.  They also do not have a giant garage, with the exception of one newer priced at $329 but more more obstructed views.

Currently For Sale within 3-5 miles On the Lakefront:   (prices as of July 2012)

Boulder Road - Reduced to $229K, Great deal, 8 room gorgeous home. This house was built in 1968 and totally remodeled, but house is TOO BIG. You don't have a garage, and the views we have.

399 Boulder Road -  $329K   Newer home back up generator, and a big garage! Problem is, the lake views are up higher. You don't have the views we have.  Do the tour and you'll see what I mean.


532 Sandy Beach Road - Reduced to $279K.  Nice house, but take the tour, you have to hike down a path to the lake. I would rather have a smaller more manageable home and be closer to the lake.


Comparable within 5-8 miles On the Lakefront

213 Dark Cove Road  problem is for $239K, you are only getting a 2BR 1 BA.  I have friends down on this end, and you are very close to Living Waters Bible Camp.


303 Dark Cove Road  $269K views not as nice.

Empty Lakefront Lots go for $75-$125 K on the water. Here is an example. Keep in mind this does not include building permits and building a camp. You also have to build 125' back from lakefront now.  You can easily acquire a lot across the street, where you have little to no lakefront views (but usually do have right of access) for $30-$60.
