Camp

Danforth for Sale By Owner
Views from Sandy Beach Road, the camp is secluded.

The previous owners spent 40 years here, 8 of them living here year round. It is technically a summer camp but you can live here. The camp was built very close to the lake, which you can not do anymore thanks to new building regulations--this camp is grandfathered in being so close to the water.  This is one of the flattest lots on the lake where you can walk into the water.  We currently have the previous owner on the premise as Caretaker, who stays here and takes care of upkeep for us.

The camp has propane fuel for cooking, on-demand hot water, baseboard heat but also a wood stove. There are fans but you don't need air conditioning. The climate in Maine summers is generally 70s-80s, but even on an odd 98 degree day is generally cool and breezy this close to the water.  It will quickly cool down at night.  The sun rises here very early.   The basement contains washer-dryer-plumbing and water heater system.

Here you will find everything you need to know about the camp and pages with photographs of the inside.  The camp comes fully furnished with furniture (with the exception of a few of the owner's decorations which will be removed prior to closing.) There is also a huge separate garage with loft, a fishing shack, two small wood holding shacks, and two boats.

The camp is a rancher and can accommodate up to 7 visitors at one time. There is also an unfinished loft above the garage which could easily accommodate more and this has gorgeous views as well. Please click on appropriate pages to view more photos of:

A large eat in kitchen /live in combo area with gorgeous views of the lake (fridge, utility cabinet, wood stove, table, chairs, sofa (sleeps one), recliner)

A master bedroom with storage shelves and small closet (sleeps 2).

A second bedroom with storage shelves (a single bed with pull out trundle, sleeps 2) with gorgeous views of the lake.

A third bedroom with single bed and pull out trundle (sleeps 2)

A bathroom with shower stall.

A basement that you must enter from the outside of house. This has the utilities such as washer, dryer, and plumbing.

The Garage.

The fish shack and outbuildings.

Two Boats are included. Please read more about boating on the boat page. There are no docks included with sale of the camp. Docks cannot be permanent structures and must be removable. We do not dock our boats here due to the water can become rough and there are large rocks. The boat launch is within walking distance from our camp.

The only known issues with the camp are minor and cosmetic:
  • The basement may become damp because we close it up all too often . It really needs someone who can spend summers here and leave the windows open. It currently has a dehumidifier.
  • The toilet is very old olive green in color, although fully functional has not been upgraded. We felt it added character to the place.
  • Some siding is missing off the back of the building and needs to be fixed.
  • The Two small wood OutBuildings that hold wood are old and falling apart. These were grandfathered in and are moveable shacks.  If you do replace them, you cannot replace with a permanant structure.
